One of the most important parts of the home inspection is the attic, where we gather important information about the insulation, framing and roof, ventilation, leaks and pests.
Like the crawlspace, the attic is a place where most homeowners rarely go, which means unknown problems may exist in this space. We identify the type of attic access available, which is often a pull-down ladder, a set of stairs and door and/or scuttle holes. We always attempt to walk the attic for a full inspection, but this isn’t always possible. If there’s less than 36 inches of headroom, the area is restricted by ductwork or insulation obscures the joists, making mobility hazardous, we only inspect from access points. If we can’t access the entire attic, we note this and the reason why on the inspection report.
A home’s energy efficiency is predominantly determined by its insulation. Attic inspections provide the best opportunity to evaluate a home’s insulation, because it’s the one space where insulation is exposed. We don’t test insulation to gain specific identification but use generic terms and approximate measurements in our evaluation. We attempt to identify the quality, thickness and condition of the insulation while avoiding providing exact R values. Efficiency based on R values can change if the insulation has been disturbed by pests or compressed by items stored on top of it. We don’t disturb or move any portion of the insulation, which could hide various components, including electrical conduit or water pipes. Older homes may have limited or no insulation, so our inspection report may recommend the installation of additional insulation in these situations.
Framing And Additional Roof Inspection
The attic is also one of the few places in a home where the framing is exposed, which allows us to provide a general assessment of the framing’s quality. The framing and sheathing in the attic are also the back part of the roof system, so we can also gain more information on roof condition. One of the biggest things a potential home buyer wants to know is whether the house has any leaks. While examining the exterior of the roof can help with this determination, attic inspection services provide better evidence of current or past water penetration that may not be readily apparent anywhere else in the home. Although we can’t guarantee a house won’t leak, we always look for hidden water damage, especially in the attic.
We examine the attic for wet or matted insulation, cracked joists, moisture on the ceiling, stained roof sheathing and framing, any issues with the ductwork and stains or water marks on vent pipes that penetrate the roof. Warped or rotting woodwork is key evidence there’s previously been a leak. Unchecked leaks can lead to weakness in the home’s frame or an unhealthy development of mold. Even with indicators of a leak, previous leaks could have been patched. However, water damage is critical information for prospective home buyers, and even more so if we find active leaks.
Pests in the attic include four-legged vermin and insects. When squirrels, raccoons, rats and similar pests can get onto the roof, they often find their way into the attic. Animal droppings, matted insulation and chewed wood and wiring are all signs there are unwanted varmints in the attic. This causes health and safety concerns and should be immediately addressed by a qualified pest control company.
One of the biggest insect pest concerns is termites. While some home inspectors don’t perform termite inspections, we do. Termites tend to lurk in hidden areas of a home where homeowners may not look often, such as the attic.
